Coastal flooding can be caused by different processes (i.e., hurricanes, storm surge, rapid accumulation of rainfall), and just because a property has never flooded in the past, doesn’t mean it won’t flood in the future. Flood hazard conditions are dynamic and can change over time, whether due to new development or natural changes in the environment. [+]
